Debunking the Seasonality Myth: Why Real Estate Works Year-Round in Bonneville County
If you’ve lived in East Idaho for more than five minutes, you know the conventional wisdom: "Put your house on the market in June, because nobody buys a home during an Idaho winter."
It’s one of the most persistent myths in real estate. Sellers hold off on listing until the snow melts, while buyers assume the market completely freezes over between November and February.
However, hard local data proves that the real estate market in Bonneville County moves at a surprisingly steady pace all 12 months of the year.
At the Nelson Group, we analyzed our local Closing Distribution by Season data to bust the biggest seasonality myths once and for all.
Myth #1: "Summer Captures Almost the Entire Market"
The Reality: Demand is remarkably balanced throughout the entire year.
Looking at the numbers, the split between the first half and second half of the year is nearly identical:
- 1st Half of the Year (Jan–Jun): 48.0% of total closings
- 2nd Half of the Year (Jul–Dec): 52.0% of total closings
While summer activity naturally peaks—with July (10.0%) and August (10.1%) leading as the busiest individual months—spring and autumn hold their weight effortlessly. Q2 (27.8%) and Q3 (28.8%) are neck-and-neck, while Q4 still captures 23.1% of all yearly sales. Waiting for a specific "summer window" often just means sitting on the sidelines while active buyers close deals without you.
Myth #2: "Nobody Buys Homes in the Winter"
The Reality: Over 43% of homes sell during the colder months.
Our local data categorizes the broader year into two distinct halves: Summer (56.6%) and Winter (43.4%). That means over four out of every ten transactions happen during the cooler season!
Even in the dead of winter, Q1 accounts for 20.2% of all annual closings. While January (4.8%) represents the annual low point, activity rebounds quickly in February (7.4%) and March (8.0%).
Why do homes sell so reliably through the snow?
- Motivated Buyers: Casual window-shoppers don't tour homes in sub-zero weather. Winter buyers are relocating for work, navigating life changes, or capitalizing on year-end financial shifts. They are serious, qualified, and ready to write offers.
- Lower Inventory = Higher Exposure: Fewer sellers list in the winter, which means your home faces far less competition on the MLS. Instead of competing with 10 similar listings in your neighborhood, your home stands out as one of the few available options.
The Bottom Line for Buyers and Sellers
- For Sellers: Trying to "time the market" for summer often means entering a crowded battlefield with maximum competition. Selling in late fall or winter connects you directly with highly motivated buyers facing limited choices.
- For Buyers: Don't pause your search just because snow is on the ground. Winter offers a less frantic market where you can negotiate terms without facing dozens of competing offers on every property.
